Zoning is the basic
and most significant of all land use controls. Zoning regulates the
use, density, and the siting of development. The power to zone is
granted to villages under Section 7-700 of the Village Law.
The Village of Liverpool enacted
zoning and therefore established a zoning board of appeals (ZBA)
consisting of five members. The purposes of the board are to hear
and decide appeals from “any order, requirement, decision,
interpretation or determination made by the administrative official
charged with the enforcement of any local laws adopted pursuant to
this article". The ZBA grants use or area variances from the zoning
law and interprets the zoning law. The ZBA must also decide matters
referred to it pursuant to the terms of any local law. The ZBA is
not a legislative body and therefore may not amend zoning
regulations or change the boundaries of districts.
The current zoning board members for
the Village of Liverpool are:
Michael Romano, Chairman
Pamela Carey, Ron Herrgesell, David DeRouchie
and Christina Fadden-Fitch are full time board members.
Stephan Race and Charlene Connolly are alternate members
of the Board.

Meetings are held the fourth Monday of each month at 6:00
P.M. at the
Village Hall, 310 Sycamore Street, Liverpool.
Agendas are posted on this website.
Applications to the Zoning Board must be submitted at least two
weeks prior to the meeting to be placed on the agenda. Check this
website for meeting cancellations.
